Finding something specific in France can be a frustrating and time-consuming task:

  • agent’s particulars are often out-of-date;
  • agents themselves often take a difficult view as to the value of your time;
  • details are sparse, incomplete and irregular – making it difficult to make comparisons remotely;
  • often properties in the flesh are not quite as they were presented to you!

We can help!

We take the time and hassle out of your search by doing the legwork for you:

Stage 1 – Define
We will work with you to compile and refine your search criteria.

Stage 2 – Initial search
Carried out remotely, we will trawl all portfolios – agents, Notaires, private listings as well as use our own extensive local networks to uncover properties not yet on the market.

Stage 3 – Initial Shortlist
We will shortlist those that meet your criteria, compile List A for your review. Your feedback from this exercise will then allow us to verify and adapt the search criteria before refining the search further.

Stage 4 – Remote verification
We discard your rejects from List A, and work through the remainder to ensure that particulars are correct and complete, and that the property is still for sale. We enhance and improve the quality of information from List A to produce List B.

Stage 5 –Agent’s Initial Visits
We personally visit your selection from List B in person and compile our own notes and photos, present the List C to you for your review.

Stage 6 – Client Visits
We then accompany you on your visits of your final shortlist. We advise and support throughout, and if we haven’t been successful at this juncture, we repeat the exercise again until we do.

  • We only embark on such projects for properties over €1M.
  • Our range is within 50kms for Bergerac – although we can extend this with prior agreement.
  • We work exclusively for the buyer.

What we charge will depend on the scope of the project, but often we charge nothing (ie our fees are already covered in standard estate agent’s commission). Please enquire for details.
